Arrivals and Departures

The house will be ready from 4pm on the day of arrival and guests are politely requested to vacate the property by 10am on the day of departure to allow adequate time to prepare for next guests. If you would like to request a late departure please get in touch and we’ll see what we can do!

Cleaning

If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back!

The property should be left in the same condition as on arrival (i.e. clean and tidy). All necessary cleaning products are supplied.

Any damage / breakages should be reported prior to departure in order that these can be rectified for incoming guests In certain circumstances damage and losses may be charged.

Pets

If you are bringing your dog, please make sure you clean up after it - hoover any hairs from sofas and floors, pick up any poo from the garden, wash any dog bowls. Please no dogs on furniture or in the bedroom.

Smoking

We request that guests refrain from smoking on the premises.

Vehicles/ Personal Property

In addition to cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects. Vehicles, accessories and contents are left at their owners’ risk. The proprietor shall not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.


Right Of Entry

The Owner/ the Housekeeper shall be allowed the right of entry to the Property at all times for the purpose of inspection or to carry out any repairs or maintenance.  Where necessary we will let you know if we need to enter the house 24hrs prior.  In the summer the lawn will be mowed once a week, weather permitting!

Cancellation

If you require to cancel a reservation for any reason we must be notified by telephone or email immediately. In the event of a cancellation, we will make every effort to re-let the property. If we are able to re-let the property, you will be reimbursed in full less the sum of £25 to cover administration costs.

If we are unable to re-let the property, cancellation costs shall be incurred as follows:
 

Less than 21 days notice – No refund due
• 22-35 days notice – 10% of the total accommodation cost
• 36-49 days notice – 20% of the total accommodation cost
• 50-63 days notice – 40% of the total accommodation cost

 

If a refund is due it will be paid within 10 working days of cancellation.

Adverse Travel Conditions & Unforseen Circumstances

Where there are ferry/ plane disruptions due to bad weather conditions or for any other reason, we cannot be held responsible for late or non-arrival at the properties and so no refunds can be provided.

Holiday Protection

To minimise the cost and inconvenience of cancelled bookings, guests are strongly recommended to take out holiday insurance.
